Highlights

This LEED certified building has a raised floor throughout the entire office areas in which the electrical and mechanical systems are housed.

The "hybrid" design of the mechanical system utilizes air conditioning via rooftop units along with operable windows throughout the office areas and automatic exterior motorized window shades. The shade system is the first of its kind on the West Coast and automatically adjusts as the sun and outside temperature changes.

Automatic daylight harvesting and lighting controls are utilized throughout the building to minimize energy consumption. This specialized lighting system exceeds the energy code requirements.

Other building systems include power and lighting distribution, mechanical connections, fire alarm, security and parking controls along with data communications. The building also uses a "carrier signal" tenant metering system that minimized upfront installation costs.

Other work included the installation of street lighting to City of Seattle requirements.
